The Chief Engineer is responsible for inspecting and maintaining each piece of vital equipment and tracking any irregular activity that may cause premature failure. This stringent maintenance schedule prolongs a property's electrical, plumbing, heating, and cooling systems.

Industry experts recommend that each managed property obtain and update (every three to five years) a comprehensive reserve study as an evaluation and planning tool for the funding of future mechanical repairs and capital improvements.
